Lusaka Landlord Removes Roof from House to Evict Tenants

An enraged Lusaka landlord has removed iron sheets from his house in a bid to evict tenants.

Codol Phiri said he ripped off the roof of his house as he had given enough notice to his tenants.

Mr Phiri noted that he has plans to renovate his house and that no one should question him.

Meanwhile, one of the tenants told MUVI TV news that the landlord removed the roof around zero five hours this morning without giving any notice.

She complained that the confusion on whether to vacate the house or not was created by the landlord and his son who both claimed to have powers over the house.

Meanwhile, landlord and Tenant Information Referral Centre chairperson Roban Muke has charged that the landlord did not follow right procedure when evicting the tenants.

He said the landlord refused to go to the police even after a police call out was issued to him.

Mr Muke said both landlord and tenants have rights hence the association next step will be to take the matter to the courts of law.

  1. iwe phiri..grow up,why such babaric behaviour.there is what we call law enforcement.go to the police or other relevent authorities.these are typical jungle manners mostly exhibited in the eastern part of our country.now you see,you have ruined your own house.it will cost exta pennys to have that roof fixed back.iyeeee lack of education.

  6. The Landlords, Mr Phiri and his Step Mother did not discuss their plans for the house. Mrs Phiri had
    her own plans and the Son also had his own plans about the house. When Mr Phiri told the tenants to vacate the house in readiness for renovations, Mrs Phiri told the tenants to stay on hence this confusion.
    Mr Phiri claimed to be the Administrator of the late father’s estate so could do anything he so wished. It was on Muvi TV News. Thanks to Muvi TV.

  7. I am on the landlords side, some people always want to live rent free in houses they never built or bought. This seems to be very common especially in lusaka asking for your rent is like an insult to certain tenants.

  8. this is a sad development..the landlord has no right to evict a tenant without prior notice and if the tenant refuses..thats when she/he can be evicted..but if the landlord didn’t notify them..they have to stay in that house for 90 days without paying..

  12. can the GRZl enshrine proper laws/rules on how the so called Land Mines(Landlords) and tennis/tenants must co exist.

    It is sad to take advantage of one anothers weakness in society.Jesus help if this GRZ cant help.

  13. Iwe phiri chikamba do u realise u ll have 2 spend half of the next tenants rentals 2 put back the same roof.Mudala that was a dull decision and bad manners 2! What if pipo munyamba were undressed?I suspect u have a crush on yo tenants wife typical of male landlords mu lusaka,my neighbour pays rent weneva she wants but me askin 4 2days extra because i got half salary wil attract insults and ultimatums.Anybody selling land mwandini twatendwa bafikamba fyenu ba landlord.

  14. i am not saying that the landlord had done the right thing but the majority of the tenants give hard times to the landlords when it comes to payment at the month ends,majority of the tenants do have arrears from 3 months to six months so it is very fraustrating for lanlords to keep calm or cool and taking matters to courts can take months or even upto a year or two so what other choice is left for the landlord?i am asking this question to bloggers who are condeming the action of this particular landlord.so please think twice before making silly attacks on other poor human beings.Most tennants are very polite to the landlords when looking for a placeand once they have been given a house or a shop but later its a hell for the landlords.

  15. Combini mentality,am sure their is a serious revenue dispute between the alleged landlord and other interested parties to the house in question.
    Certainly that action is criminal trespass and the Phiri boy should be behind bars by now.

  16. my lardlord u did a rigt action in wrong time,and that qualifies ur action to be immoral,how can you go around 05 to remove roof from the house while the tenant sleeping.try to learn to do things at the right time and using the right proccedure.

  17. Nabene ba landlord sometimes you tell them to renovate the house they refuse and yet it will add value to their house. In case you dont much funds you explain to them to maybe give you 10 day in which to pay they still refuse, they are just unreasonable.

  18. Ba tenant i would urge you to treat this as a wake up call. Stop the luxury of renting and pick up your pieces so you can build your own house .

The problem is pa Zed we do not sign tennant contracts(especially in townships and compounds).Usually proper documentation will back you up when you go to court because a word of mouth is not sufficient to justify the statement in a court of law-there should be a tennant agreement were all the things regarding the rent and eviction are stipulated.

  20. #36 you are 100% right I agree with you contracts are needed nowadays. Lets not see bad from landlords lets see also to the side of tenants. There are tenants who go away without paying some arears.

  22. This is very interesting. The land lord was wrong in a way yes, but at times these tenants just go too far. Imagine someone living in a house for a good 9 months without paying rent and as this is not enough starts keeping his chickens in your house you sweated for in your kitchen with kilimanjaro tiles nicely put.He even has the guts not to go and pay the bills because he knows some people at Zesco and Nkana water. Windows are broken , door locks removed and even the toilet seat broken. Honestly what would you say to such a tenant, naine ningachose mtenje. I chased my landlord out of the house with only 2 wks notice. Bamo mufulofye, because of the PHD in their minds.

  25. Infact we have to say the truth, some tenants deserved to be thrown out of the house without mercy, consider a tenant who don’t keep to the aggreement he signed before packing into the house. We can’t blame some landlords for their actions.not all tenants are human being, so are goat .any tenant being treated badly are goat .and landlord lord are meant to have human feeling and not goat feeling. In this case if the Landlord didnot take the mater to Police,he is to blam coz he has taking the Law in his own hands.What if the Tenant was to kill him thicking he is a theif it could be other story now of calling for the Police to help.So please when dering with such issues please ask for the Legal advace.
