UNZA hands over site for Business Park development

The University of Zambia (UNZA) has handed over the site to a developer for the construction of a business park, which will
house shops, students hostels and staff houses, among others.

The 13 hectare piece of land will be used to develop a business park to comprise a three start hotel, and office blocks, a 50 by 3 storey students’ hostels and 100 housing units for staffs.

Speaking at the handover of the site at UNZA in Lusaka today UNZA Council Chairperson, Tukiya Kankasa-Mabula said the construction is a mile stone in the development of the university.

Dr. Mabula said the project will be developed under the Public Private Partnership (PPP) which the country is promoting.

She said it was pleasing that a Zambian company has been considered for such a big projects which will also set precedent for the development of other projects of such magnitude.

She has she this was also part of the citizen empowerment and urged the developer to an excellent job so that others Zambians companies might also be considered for future projects by others.

Dr. Mabula has since called on the developer to do a world class jobs which others should emulate.

And Graduare Property Development Representative Collins Sitali says the project which started with a plan five years ago will finally take off.

Mr. Sitali said the constructions which will start in the next six months will take three years to be completed.

He said the project which will be the first PPP project will be done with much cautiousness and exemplary for others to follow.

He said his firm had taken insights from the meetings held with both local and foreign stakeholders on how best to handle the project.

Under this project the developer will construct and manage the infrastructure for 30 years before giving it the UNZA.

    ” is very positive and welcome news from UNZA as UNZA has to be business minded since students and whoever visits UNZA has a potential of leaving a substantial amount at UNZA business initiatives that will spring up due to the above.

    This will certainly be good as UNZA tries to reduce its dependence on GRZ grants;

  4. Well done UNZA….CBU should be considering the same kind of projects considering that much development is taking place in the capital city. There is need to woo investor to the copperbelt and CBU can take the intiative which can in the long run help in meeting student accommodation problems.

  6. the commonwealth youth centre at UNZA was constructed under the same kind of arrangement. to date the building has not been handed over to UNZA and no rentals of any sort are paid. hope this wont be a repeat.

  8. There’s a problem here, with this project even before constructions begin. I don’t buy the 3 year time frame if it took five years to come up with a plan. Those planning or thinking of living there in 4 years time, good luck with that.

  10. As an alumni of UNZA,I was tempted to say great kudos to the project. But is it really? I know the devil is in the details,but I’d have loved for the UNZA spokesperson to state what guarantees they have that the poroject will be completed as planned e.g. funds secured n protected with inflation a/c for. Hope in itself is not enough. There r so many uncompleted projects in Lusaka so we don’t want an eyesore at UNZA. The other issue is that the current UNZA hostels are in a dire state with no maintenance at all. So why build more when you cannot maintain what you have? Why not enter into an agreement with this company so that instead of building more hostels, they either start reparing the current ones or provide funds to repair the current ones?   12. It is great to have a plan and fail than to have no plan and fail. Whoever is advocating for refurbishing old hostels first before construction, where would UNZA place the students?. Let us give each plan a chance. Even if it takes longer than 3 years at least something is being done. Let us be objective and see some good despite the large scale levels of inefficienty that reign in our government. We have to begin somewhere, UNZA, I salute the move, I advocate for CBU to consider the same. Success breeds success, once such a project takes off, other people will realize what can be achieved and be brave to bid for such works.

The problem in Zambia is that we even say on the news when we build even a simple crap such as a foot bridge. We have too tall building in Lusaka that Chiluba and his friends burnt on the pretext of zero option plan which lie idle!!! Imwe bafikala repair them and open them to the publich you machendes!!

  14. LT, please, remember that English is the official language in Zambia. By this, I mean everyone who has gone through the Zambian school system should at least be able to write and read English effectively, more so if you are a journalist.   16. Development is really good but it must not only be concentrated in one place, there are other places that need to be developed. I hope they can explore other places too in the future and not just concentrate on taking development to Lusaka only. There is need to develop other place so as to reduce congest in the capital city. Well done though!

  17. One Zambia……One Zambia bafigili… Nationalise the company that wants to partner Unza. Just let it finish building then nationalise it. Deport collins to Malawi, Congo or wherever…….who cares. Kulilapo bonse. OK OK. Good thing you guys are doing. Keep the money in the economy but demand quality. Hire more Zambian companies and where they come short in terms of experience and/or expertise, let them be partnered with foreign companies who are awarded the contracts.

  20. This is good challenge to our Zambian Developers to see what they are really made of!!! It is through such relatively large capital projects that will put Zambian Companies on the regional map in architecture if they do a good job. But until it is completed, I will hold my praise. We have seen such projects before, initiated with all the fanfare in the world, only to be abandoned half-way through, or poorly constructed.

  22. #17. Its not the government that is building these structures. It is a private company and they will be collecting rent (so to say) from these building for 30 years and then hand the building to unza. Its the job of Akulu mpuno RB and Sikapwasha to maintain the old hostels and not the private companies.

Their brains can not think beyond politics and they call that analysis. Surely this story has nothing to do with RB or Sata.

  25. I think its not a good idea to construct a 3 star Hotel within those premises as Students will go wild in prostitution,most especially Girls.You can not mix pleasure with pressure of studying!

  26. Hats off to the UNZA management…this is long overdue. But please try to have the work completed within a year or so because it is possible. At the same time, aim at refurbishing the dilapidated Halls of Residence such as ‘AFRICA’ (my former Hall of residence) in the ‘ruins’ which is among the eye sores at the institute.

What you people don’understand is that unza will have to pay Rent at Commercial Rates to the developers for the next 30years, at the end of which it will inherit Ruins just as currently, the only winners are the developers &their contacts in unza council. These things have been tried in the west &are part of the poison that led to the financial crisis. Communities in eg. Uk are only realizing now how the taxpayer has been duped by such arrangements, becoz taxpayers will pay unza rent for 30yrs . Unza will loses it’s only solid assets in form of buildings, as these will be demolished for nothing in return, unza may even have to pay for that. Their remaining asset will only be land. So is this Avery good idea after all???
